Home » Pre-Purchase Fireplace Inspection
Make an informed home purchase. As a potential buyer of a home, it is often in your best interest to pay a fireplace specialist to do a comprehensive inspection, diagnosis and cleaning of the fireplaces in the house that you are hoping to make a home.
When purchasing a new home, a standard home inspection often overlooks the critical details of the fireplace system. Our Pre-Purchase Fireplace Inspection is a comprehensive inspection of your gas fireplace or firepit. It is designed to give homebuyers, seller, and real estate agents a clear picture of the fireplace or fire pit’s condition. We look for safety hazards, code violations and defects. Don’t let an easily discoverable issue turn your dream home into a homeowner’s remorse.
We look for critical issues like gas leaks, improper venting, and structural problems that standard inspections miss.
Our detailed report gives you the leverage to negotiate repairs or price adjustments before closing.
Understanding the current condition of your fireplace helps you plan and anticipate the upcoming costs of service, repairs and/or replacement.

Over the past few years my wife has smelled natural gas as she walked through our family room to the kitchen. We've had the gas company come out, plumbers come out and no one found any leak. I don't have a sense of smell so we do have Natural Gas Alarms in the house but this time she called Buck at Denver Flame. He checked every possible place we could have a leak-furnace, hot water heater, gas stove, and fireplace. He took his time and really worked to find the leak - and it WAS in our fireplace, but not where all the gas lines were, it was in the upper part above the firebox where it attaches to the flue system. Our gas fireplace was original in the house, about 24 years old, but Buck diagnosed the problem. He gave us some recommendation on Fireplace shops and one of the salesmen we spoke to knew Buck and gave us a wholesale price so we bought a new gas fireplace and are having Buck install it. He came out the next day after we called him, took time to explain what we needed, and found him to be reliable and honest.Google rating score: 4.8 of 5, based on 109 reviews
We document the problem that we found and then we will discuss the issue and when possible provide documentation from the installation manual or code books to back up our assertion. Then we work towards an appropriate solution.
A home inspector has a lot of general knowledge in regards to a fireplace, but they are not specialists. They often would not know if the fireplace was installed incorrectly, if there are clearance to combustible issues, if the fireplace was adjusted properly, or even if the individual components were within acceptable ranges per the manufacturer.
